Clinch-Powell’s Homebuyer Education (HBE) Program can help you reach your dream!

Curriculum: NCHEC Realizing the American Dream

You will learn:

The steps in the homebuying process
The steps in the mortgage loan process
How to shop for a home
How lenders use credit
How to budget for a home
How to properly care for your new home

We partner with eHomeAmerica to provide an online option, currently the only online Homebuyer Education and Post-Purchase class approved by THDA.

To Register:
To take the homebuyer education course online, you must register for the initial Homebuyer Education with eHomeAmerica first, and then follow instructions to complete the additional Post-Purchase course.
After completing the online courses, you will register with Clinch-Powell for your personalized budgeting session.

Process:
Once you have completed the online courses through eHomeAmerica, you will complete a one hour customized budget counseling session with one of our certified counselors. Sign up for the required counseling session here. This personalized attention is not available in a group class and can be done in person or over the phone. Once the courses and budget counseling session are completed, you will receive a certificate of completion that is valid for one year.

Post Purchase

Would you like to learn more about the ongoing responsibilities of owning a home? Have you applied for a special program that requires you to complete Post-Purchase Education?

Clinch-Powell’s Post-Purchase Education Program meets all the requirements for certain Down Payment Assistance programs like the HHF – DPA program currently offered in Tennessee.

Post-Purchase Education is currently only offered in combination with our Homebuyer Education Classes.

Proof of income for each member in household
Proof of any public benefits
Most recent tax return with W-2s
Last 2 months of bank statements
Most recent monthly Mortgage Statement
Current Homeowner’s INSURANCE Statement
Current City/County TAX Statement(s)
Any recent letters from your mortgage company
Notice of Sale Date (if applicable)
Most recent electric bill
Supporting documentation of your hardship

What to Expect:

Once we receive all of your documents and your Foreclosure Prevention Form, a counselor will:
- Go over your budget
- Review your credit history
- Develop an action plan to bring your mortgage current
- Send your Authorization Form to your lender
A counselor will contact you to discuss what options may be available to you.
You will choose a workout method, and your counselor will help you complete any required forms from your lender.
When the packet is submitted to your lender, your lender will begin contacting you directly again, and your counselor will follow-up with you or your lender as needed.
If you are denied a workout method by your lender, your counselor will work with you to find another solution.

High Cost Mortgage

Are you considering, or in the process of, a high cost mortgage loan? In 2013, the Consumer Financial Protection Bureau issued regulations requiring special counseling with loans that are considered “high cost” based on higher interest rates, fees, and other factors. Clinch-Powell is a leading agency in this effort.

Process

Submit your High-Cost Mortgage Counseling Form, required documents and payment.
Call or email your counselor to schedule your one hour counseling session. Sessions can be completed either over the phone or in-person at our office.
A counselor will review your documents and prepare your financial analysis.
At the scheduled appointment time, call our office or come in person to complete your counseling session.
After the counseling session, your certificate of completion will be sent to your lender.
