The Clinch Powell provides a series of Homebuyer Education (HBE) classes annually. These classes are based on the nationally-renown curriculum "Realizing the American Dream" by the Neighborhood Reinvestment Training Institute. Clinch-Powell’s HBE Classes are designed to help potential homebuyers:
Participants will be expected to bring their Loan Estimate and any other home purchase documentation. By having their Loan Estimate with them at the class, participants will be able to refer back to their individual mortgage loans in real time and ask direct questions. Instructors will also be able to tailor parts of the class to meet the individual needs of the participants.
Face-to-face classes are generally held once a month in one of two types of formats: a) one 6-hour session on a Saturday from 9:00am - 3:30 pm, OR b) two 3-hour sessions held on a Monday and Tuesday of the same week from 5:00 - 8:00 pm. After completing the class, participants will be issued a certificate of completion. Please see the Clinch-Powell event calendar or call the office for a complete listing of specific class dates.
The cost of the class is $100 for an individual or $125 for a couple. Registration form and payment is due 48 hours before the date of the class.
*Note: The class fee is reimbursable to THDA loan customers and other participants whose lender includes the fee within the closing costs of the loan.

Situational constraints can often make it too difficult for persons in the schema of the home buying process to attend more traditional class. For this reason, Clinch-Powell has partnered with Tennessee Housing Development Agency [THDA] to facilitate an enhanced homebuyer education course through EhomeAmerica. EhomeAmerica’s homebuyer education course meets all national industry standards, and is currently the only HUD-approved online homebuyer education provider.
As per our agreement with THDA, in addition to supervising participants’ progress through the online course, a certified housing counselor will also have a follow-up counseling session to review course content as well as the participant’s personal finances and budgeting.
